Client’s Situation

The owner of a commercial premises had leased the property to a restaurant operator. The tenant: repeatedly delayed rental payments, accumulated outstanding debt of €21,000, refused to terminate the lease agreement voluntarily.

Our Strategy

Documented the repeated payment breaches. Filed a court claim seeking termination of the lease agreement and recovery of the outstanding debt. Claimed additional compensation for damages resulting from contractual non-compliance.

Result

The lease agreement was judicially terminated. The premises were vacated and returned to the owner. The outstanding debt was fully recovered.
