After the Golden Visa was scrapped, the client, with a Barcelona real estate portfolio worth over €3 million, could no longer count on residency “by virtue of buying.”
We structured the portfolio through a Spanish holding company (S.L.), which simplified managing rentals across several properties, shielded his personal assets from operational risk, and laid the groundwork for passing the portfolio to his heirs. His residency was arranged separately, through a business visa tied to managing that same structure.
Result: the client kept growing his property portfolio, secured residency through a legal route independent of the defunct program.
The takeaway: since April 2025, Spanish real estate is still a great investment — it just no longer grants residency automatically. That now requires a dedicated strategy.
